Vinyl Composition Tile does not come out of the box protected. Every VCT floor needs an applied finish, a layer of acrylic floor wax, to seal the tile, add gloss, and take the wear that would otherwise scuff and stain the tile itself. That maintenance program, not the tile, is what decides whether a VCT floor still looks like new after 15 years or looks trashed after 3.

Vinyl Composition Tile is a dense, homogeneous mix of vinyl resin, limestone filler, plasticizer, and pigment, pressed under heat into a 12x12 or 12x24 inch tile. That composition makes VCT resistant to gouging and cracking, but the raw tile surface is porous and has almost no built-in wear layer. Left bare, VCT absorbs soil, scuffs from shoe traffic and rolling carts, and shows black heel marks within weeks in a busy hallway.

That is why every VCT installation, ours included, gets finished with an acrylic floor finish immediately after the tile sets and any seams cure. The finish is a liquid polymer applied in thin coats that dries into a hard, glossy film. It is not decorative, it is the wear layer. Foot traffic, cart wheels, and daily cleaning grind away at that film first, protecting the tile underneath. Once enough finish wears through in a high-traffic lane, soil and scuffing reach the tile directly, and that is where permanent staining starts.

This is the core difference between VCT and its more expensive cousin, Luxury Vinyl Tile (LVT). LVT ships from the factory with a printed pattern layer sealed under a urethane wear layer, so it never needs wax. VCT is cheaper per square foot precisely because that wear layer is not baked in at the factory, it is applied and maintained on site for the life of the floor. That tradeoff is worth understanding before choosing between the two, and it is one reason schools and hospitals still spec VCT despite the recurring maintenance line item, since the lower material cost usually wins over a 20 to 30 year building life even after maintenance is added back in.

Finish Coat Cycles, From Initial Install to Recoat

A new VCT floor gets 4 to 5 thin coats of acrylic finish before it goes into service, applied with a flat mop or applicator in overlapping passes. Each coat needs roughly 20 to 30 minutes to flash dry before the next one goes down, and the full stack needs 24 to 48 hours to cure before rolling loads or heavy carts cross it. Light foot traffic is generally fine within a few hours of the last coat.

One gallon of finish covers approximately 2,000 to 2,500 square feet per coat, so a 10,000 square foot floor at 5 coats uses roughly 20 to 25 gallons for the initial application. That first stack of coats gives new VCT its glossy, showroom look, and it is also the thickest, most protective layer the floor will ever carry.

From there, the finish wears down unevenly, fastest at entrances, main corridors, and pivot points like elevator lobbies and check-in counters. Rather than stripping the whole floor every time the finish dulls, most maintenance programs add 1 to 2 thin recoat layers directly over the existing finish on a set schedule, typically every 3 to 6 months in heavy-traffic corridors and every 6 to 12 months in moderate-traffic areas. This is called recoating or topcoating, and it rebuilds film thickness without removing anything underneath.

Recoating only works a limited number of times before the finish builds up unevenly, starts yellowing, or begins trapping soil between layers, especially in corners and along baseboards where mop coverage is inconsistent. That buildup point, not a fixed calendar date, is when a full strip and rewax rather than another recoat is the right call.

Buffing and Burnishing vs a Full Strip and Rewax

Facilities teams use several different processes on a VCT floor, and mixing them up wastes money, either by over-servicing a floor that only needed a buff, or under-servicing one that actually needed a full strip. Here they are in order of how much finish they actually remove:

  • Dust mopping and daily damp mopping. Removes loose soil and grit and does not touch the finish. This is daily janitorial work, not a maintenance cycle, but it is the single biggest factor in how long the finish lasts between cycles.
  • Spray buffing. Uses a light cleaning solution and a high-speed floor machine, around 1,500 RPM, to melt and smooth the very top of the finish, closing light scuffs and restoring gloss without removing any coats. Typical for weekly to biweekly service in busy corridors.
  • Dry burnishing. Uses an ultra-high-speed burnisher, 1,500 to 3,000 RPM, with no chemical, to heat-polish the existing finish to a higher gloss. Fast and inexpensive, done on the same weekly to monthly schedule as spray buffing depending on traffic.
  • Scrubbing and recoating. Uses an auto-scrubber with a mild cleaning solution to lift embedded soil out of the top layer of finish, followed by 1 to 2 fresh coats. A deeper service, typically done quarterly to semi-annually.
  • Full strip and rewax. Uses a chemical stripping solution to dissolve every layer of finish down to bare tile, followed by wet-vacuuming or mopping off the residue, a neutralizing rinse, and 4 to 5 fresh coats applied as if the floor were brand new. This is the only process that actually resets the floor.

The rule we give facilities managers: if burnishing no longer restores gloss, or if soil or discoloration is visible under the top layer of finish, more burnishing will not fix it. That is a strip-and-rewax problem, not a buffing problem, and paying for repeated burnishing on a floor that needs stripping just delays a more expensive fix.

Do not use household cleaners on commercial VCT. Vinegar, ammonia-based glass cleaner, and other acidic or high-pH products break down acrylic floor finish faster than normal wear does, shortening the interval between strip-and-rewax cycles. Janitorial staff should use a neutral pH cleaner rated for finished resilient flooring, the same product used in the auto-scrubber for daily and weekly service.

A hospital corridor and a low-traffic back office both have VCT, but one needs a full strip and rewax every year and the other can go 3 years between cycles.
